BEFORE THE ‘FOR SALE’ SIGN GOES UP

1  Research the agents in your area and check their websites for customer reviews.

2  Book valuations with at least two estate agents, preferably one being a local agent.

3  Interview each agent, asking key questions before deciding which is best suited to market your property.

4  Choose a solicitor or conveyancing service.

5  Organise your EPC. Chadwells can arrange this service at a very competitive price.

6  Prepare all necessary documents including Anti Money Laundering checks.

7  Consider potential neighbourhoods you’d like to move to and register with agents working within your chosen area.

8  Get a removals quote. Again, a good agent should be able to provide help and advice with quotes.

9  Consider what fixtures and fittings you will include in the sale.

GET YOUR PROPERTY SALE READY

1  Pay attention to your property’s kerb appeal - you only get one chance to create a great first impression.

2  Declutter your home.

3  Make any necessary minor repairs.

LIST YOUR PROPERTY ‘FOR SALE’

1  Instruct your agent to begin the marketing process.

PREPARE YOUR PROPERTY FOR VIEWINGS

1  Clean, Clean, Clean!

2  Create a good ambience.

3  Sell the dream by creating an enviable lifestyle.

4  Chase your agent for quality feedback.

CONSIDER OFFERS

1  Discuss any offers with your agent but remember, you get the most interest during the first six weeks of initial marketing.

2  This is where your negotiator should work their magic to ensure you get the very best price for your property.

3  Establish you buyers’ position before you accept an offer.  Sometimes a lower offer from a buyer who has progressed further down the sales chain, is a more secure option, than someone who is still trying to sell.

SOLD STC

1  Make sure you have provided your solicitor with the relevant information and respond to any conveyancing queries swiftly to avoid causing further delay.

YOU’VE EXCHANGED

1  A completion date should have been set. So, it’s time to start packing! Read Things to remember when you move home

YOU’VE COMPLETED…..Congratulations!

1  You will receive a call from your agent to confirm funds have been received and where you need to drop your keys off.  Or, if you’re buying, where to collect your new keys from.
